Builders clean quote help with a dentist.

Hey guys,

I've never really done a builder clean in a medical setting, however a previous client has passed my details on a dentist and I'm stumped on how to quote them.

The areas to be cleaned are:
  • 5 surgeries
  • Decon room
  • Kitchen
  • 3 x WC
  • 2 x office
  • 1 x private lounge
  • 2 x corridor
  • X-ray room
  • Plant room
  • Bench seat area
  • Reception area
Any help with quoting this would be great.

Only advice can give is walk round with them,taking notes. Then go around again on your own,slowly,jotting down twice for each room. What you hope do it in and if it's longer than thought. Then you have 2 figures at end to play around with when it comes to final quote. Generally speaking nowadays I just go round once then add 25% for contingency then go from there. Do a medical centre regularly of similar size for CQC etc and be surprised how much total is for good job.

You need good HEPA filtration vacuum cleaners for this; I find STS, lots of microfibres, and brushes help a lot. We quote by the hour for this work; we give a rough idea of cost and hours but there are ALWAYS variables on build cleans - we won't go near them until absolutely ALL tradesmen are finished either.

Thanks for the advice mate, I appreciate it. All building work will be completed by the time I get in.

As with all builders cleans we complete all areas will be thoroughly photographed and emailed to the client upon completion along with a walk around inspection and sign off.

We find this generally removes any comeback when someone inevitably goes in afterwards and messes up the floors or touches surfaces.

Never tried the STS before I'll grab a bottle and give it a test though.

Further to my last reply, it seems these are a fairly big company and complete start to finish dental practices for some very big clients including NHS, Bupa, MyDentist, some Harley Street dental surgeries too.

My advice is that unless they want you, someone will go in really cheap and bulk up their money with variations and extras.

We do a lot of work for construction companies. There isn't an awful lot of money in the actual build clean but we turnover a lot of money in site instructions and day works. I'd say we're 25% extra on our quote, easily

Builder cleaning have so many varablquote we can spend 5-50hours of admin before a team is even step foot on site with all method statements, risk assessments, coshh.

and when the team turn up they could spend about her 1hr- full day of inductions.

Do I need to hire more laders, tower scaffolding or ipafs

I always work out how many days + costs %for profit add extra time for trades as 9/10 they are never finished on time or the client has added extra but not extend the handover day.

from your brief description with out a site plan to know size or a visit to site I expect that’s its A day for 3-4 team.
